I am interested in the sale ($350,000) or even trade of my incredible 7.74 acre 900' elevation lot on the Big Island of Hawaii for a prime building lot in the High Rockies. It is a fee simple property with no current HOA fees on the slopes of Mauna Loa. It is on the West side of the island with a giant ocean view in a gated subdivision. I would want a property of equal value in any nice neighborhood in Boulder or vicinity. The property would have to have water and electricity and necessary utilities. My acreage is located in Captain Cook in beautiful South Kona with easy access to its modern international airport. It has electricity available and fronts on a paved road that intersects with the main highway that serves the vibrant City of Kona and encircles the entire island. It is a few minutes from a local elementary school with free full time pre-school and endless beaches including one, Ho'okena, where you can scuba, snorkle, or swim with dolphins and whales.
This is a magnificent place with almost no bugs, no snakes, great climate with low humidity, and beauty wherever you look. Kona is famous for its coffee, tropical fruits, and macadamia nuts and has a gigantic new Costco, a Walmart, and Home Depot and other wonderful commercial and cultural facilities.
I love my Hawaiian acreage and would love to build on it and retire, but I am 75 and my children, grandchildren, and sisters all live on the East and West Coasts . Hawaii is too far from my family, which makes it necessary for me to give it up. My lot is number 5 in the Kona Sea Ranch gated development and I have provided a map if you are interested. I hate to give up my Hawaiian paradise lot, but family considerations and age make it necessary, and I do have a special connection to and love for Steamboat Springs and the High Rockies. This lot has great rental and commercial and agricultural potential. Hawaii has recently offered licenses to people with 2 acres and more to commercially grow hemp, for instance. And the land is ideally situated for coffee production and the growth of macadamia nuts.
